INVESTIGATE - MANAGE - BUILD.

This initial stage - Leasing - involves lessor works negotiation, site advisory, and preparations during the pre-lease commitment stage, advised and organised by GJK Projects.

For locked-in sites, the initial stage for GJK Projects to perform is the Site Investigation and Scope Preparation.
This includes:
Undertaking detailed site inspections to document and determine the extent of additional resources we may require, enabling the preparation of the Scope of Works (SOW).
Undertaking detailed inspections of the base building services and base build works to determine that they are in-line with the agreed Category One worksheet and signed HOA / Lease.
Setting and agreeing on the CDC / DA submission programme.
Coordinating and attending CDC / DA Pre-Lodgement meetings with the council, if deemed necessary.
Relaying feedback from the Pre-Lodgement meetings with the project team as well as integrating the design submission documents for the DA application.
Reviewing all documents and coordinating these prior to our submission to the council.
Reviewing and administering sign-off(s) on consultant’s invoices throughout the process.
Coordinating payment of Local Authority Fees.
Reviewing CDC / DA conditions once approval is granted. Providing recommendations on risk items – time and cost.
Engaging a private certifier and working through all the CDC / DA conditions, including relevant planning controls required to satisfy finalisation of the Construction Certificate.

This stage includes:
Preparation and management of the tendering documentation and packages.
Reviewing possible value engineering options with the project design team and client.
Pre-qualifying the short-listed builders to ensure that they have the resources, area knowledge, and financial capacity to fulfil their obligations under the contract, should they be successful.
Pre-Tender meetings with the builders.
Presenting findings to the client and seeking agreement to the short-list of builders that will be formally invited to tender.
Preparing the Tender Enquiry Package and issuing this to contractors.
Hosting “mid-tender” meetings with each of the contractors to run through the project with them and to make sure that their interpretation of the documents is correct. Addressing any queries they may have at this point in the process.
Coordinating Clarification Addendum for issue to the tenderees. This step is subject to the outcome of the “mid-tender” meeting.
Post tender submission, undertaking a detailed tender review and issuing this to the Client for consideration.
Issuing the Clarification Schedule to each of the tenderers.
Hosting the Post Tender Meeting to finalise any queries that we may have on price, programme, and/or tender qualifications.
Finalising the tender submission and compiling a tender analysis and recommendation on the most suitable panel builder to undertake the works.
Facilitating the Builders Construction Contract and Contract documents (warranties, insurances, and licences).

Our Project Management service during the Build includes:
Kick off meeting with the successful contractor.
Site markup and approval. Brand Manager walkthrough and signoff.
Managing all questions & queries from the builder.
Weekly site meetings with the contractor - ensuring that all KPIs and milestones are met.
Coordinating all design meetings and questions from the builder.
Facilitating and liaising with all house contractors and suppliers to ensure that they are meeting all their KPIs and milestones.
Managing construction reporting to the Client on a weekly basis.
Liaising with the Accounts Team on releasing payments.
Handover from the builder - working through the defect list and timing.
Final Compliance and Occupation Certificate (OC).
Coordinating services authority requirements and clearance certificates. Sub-consultants and the builder to obtain the Final OC.
Handover to the Brand / Venue Manager.
